The traditionnel REIT can not sustain the elements making it interesting to investors.

The housing market requires new investments to house families.

For commercial space, the traditionnel brick and mortar store can not sustain firm monthly costs while less visitors are visiting stores physically. Multitude of retails stores have already declared bankruptcy in the past 24 months, in all regions of the world. Commercial/retail space is the cheapest it has been in the past 20 years.

Industrial space demand has exploded over the past 4-5 years (cap rates in mosr area shows continuous growth). More and more retailers are now turning around and looking for warehouse and storage space to direct ship products to their client. The same downward trend exposed by commercial space, the exact opposte is noticed for warehouse/industiral space.
